Rules for permitted yard sign displays can be found in the Timarron Rules & Regulations document.

Residents may fly the flag of the United States of America, the flag of the State of Texas, or the official or replica flag of any branch of the United States armed forces.  Complete rules and guidelines for flag display can be found in the Design Review Guidelines.

Individual garage and estate sales are strictly prohibited and subject to a fine from the Association. The Board of Directors approves two community-wide garage sale events each year, typically one in April and one in October. Please consult the Community Events page for the current schedule and complete details.

Please refer to the information on the Who to Call? City or TOA? page for guidance regarding who is responsible for many common issues.

Key cards are used to access all tennis and pickleball courts, the fitness center, and both swimming pools. Each unit is issued two electronic key cards as part of the closing process. They may be picked up at the on-site office at 700 Wentwood Drive in Southlake. Residents my purchase additional or replacement key cards at the office for $25 per key. Please Contact the Management Team for additional information.

The streetlights along the streets of Timarron are owned by Oncor, the electrical distribution utility in this area. They are responsible for maintaining the lights. There are similar streetlight fixtures located at our Neighborhood Centers and on other  Timarron common space. Maintenance of those common space fixtures is the responsibility of the TOA. If you discover a public streetlight that is not working correctly, you can report it to Oncor at www.oncorstreetlight.com or by calling 1-888-313-4747. If you find a non-working one located on Timarron common space, please Contact the Management Team.

Both the Bent Creek Clubhouse and the Wentwood Clubhouse are available for rent by Timarron residents. Contact the Management Team for pricing and availability. Reservation request forms can also be found on the Applications & Forms page.

A Modification Submission Form can be submitted following the procedures detailed in the Design Review Guidelines. A high-level discussion of the process can also be seen on the Exterior Updates pages.

Please Contact the Management Team for the approved paint color formulations for both wooden and metal fences.

For 2023, the following assessments are in effect:

 

• $1300 per unit for all Timarron residents to fund the approved operating budget and the annual contribution to the replacement fund.
• $1918 per unit for residents of the Crescent Royale Neighborhood for their front yard maintenance service.
• $1100 per unit for residents of the Chadwick Crossing Neighborhood for their sub-association assessment.

The staff working at the Timarron on-site office are employees of the property management firm that has been contracted by the TOA. They work under the direction and supervision of the Board of Directors.

The management company’s role is to oversee administrative duties and the Association’s day-to-day operations, including but not limited to homeowner engagement and communication, billing and collection of assessments, contract negotiation, vendor supervision, financial statements, budget preparation, and enforcement of use restrictions. They work under the direction and supervision of the Board of Directors.

Timarron has a large network of paved walking trails throughout the community which connect to the extensive sidewalk networks in both Southlake and Colleyville. Note that the golf cart paths at Timarron Country Club are on private property. They are not open to walkers or bikers and are marked with signage stating so. Please respect these boundaries.
